Potential immigrants often believe that buying real estate is a fast way to obtain a residence permit card in this country. Nonetheless, that is not so. You, as the owner of your own apartment, will not be required to provide a lease agreement when applying for a permanent residence card. However, the very fact of real estate in Poland is not the basis for naturalization.
According to the legislation of the Republic of Poland, the purchase of your own housing is not a basis for the legalization of your stay in Poland. The prices for housing in Poland vary depending on the region: in Lower Silesia and Pomerania immovable will be more expensive than in the Carpathian region. In cities like Krakow and Warsaw, the apartments are more expensive. The apartment in the primary market “from the developer”is not so high, but one should remember that most of the apartments in Poland are sold in “raw” condition and an additional around 30,000-50,000 PLN will be necessary to be spent on finishing work and other repairs.
Although it is necessary to underline that in recent years, due to the growth of competition in the Polish immovable market, under the delivery of apartments in the “raw” state – “stan developers” the companies mean the preliminary basic finishing works, and sometimes even the installation of plumbing.
The most expensive apartments are located in Warsaw, Krakow, and Wroclaw. In Warsaw, the average cost is around 8088 PLN per square meter for a Studio apartment, the so-called “Cavalera”. The square meter will cost approximately 7741 PLN in the apartments of a bigger size (38 m2 – 60 m2). The cheapest apartments in the Polish capital are situated in Białołęka and their price is around 5000-5500 PLN per square meter. In Wrocław, the average cost per square meter in a one-room apartment is 6389 PLN, for a two-room apartment, you will have to pay about 5864 PLN.

Among the big cities the cheapest property is in the border – West Pomerania Szczecin, where the price per square meter as one and two-bedroom apartments is almost the same (around 4900 PLN).
