Step-by-Step Instruction to Buy Property in Turkey

What rights and obligations do foreign buyers have? Why is it important to have a Realtor and how much should you pay him? How is the standard transaction made? Learn all these details in the following article.

Before you start looking for a suitable apartment or villa, it is advised to learn more about the real estate market in Turkey, local laws, current prices, popular resorts. Then you can start searching for objects for sale. You may indicate on the website which type of estate you are looking for. A lot of companies organize tours where you have a possibility to see several real estates. If you have already decided in which region you want to live, this is a good way to carefully inspect different objects of reality. Such a tour does not oblige you to buy real estate, but in the case of buying a villa, the agency or the developer fully reimburse the cost of the trip.

Be careful while choosing a company. In the resort regions and Istanbul, where foreigners are traditionally active, there are a lot of Realtor, and not all of them provide quality services. Be sure to check the documents of the company (tax registration, registration in the chamber of Commerce in the section of real estate agencies, license to conduct real estate activities). Employees who will be engaged in the preparation of documents must have certificates of completion of reality courses. Check if the company has a legal address, read reviews about its work, pay attention – how long it is on the market.

The duty of the Realtor is not only to find suitable objects and organize views but also to check the “purity” of the property and make a sales contract:

  • Once you have bought an apartment or a villa, you will have to negotiate a contract. It provides information about the participants of the transaction, the property (layout, features of construction, date of commissioning, etc.), terms and conditions of payment of the transaction, the obligations of the parties;
  • Make Deposit-5-10% of the price of the object;
  • Fill in an application for a tax number;
  • Pay for the property;
  • Make a contract for utilities.

All property owners in Turkey must obtain insurance against earthquakes and natural disasters. It would be impossible to conclude contracts without it. The cost of such insurance is €15-150 depending on the characteristics of the reality and the desired cover.
